Terms & Conditions
1. About Our Agreement
Essential Home Place provides residential renovation, remodeling, repair, design coordination, and related home improvement services. These terms apply when you browse our website, contact our team, request a consultation, receive a proposal, or engage us for a project. A website inquiry or conversation does not automatically create a service contract. Your individual project becomes governed by the written proposal, scope of work, estimate, service agreement, and any approved changes that apply to your project. If a project document contains terms that specifically address your engagement, those project-specific terms will control for that matter.
2. Project Consultations & Assessments
Our first conversations are intended to understand your goals, property, preferred finishes, budget considerations, and expected timing. Information provided during an initial consultation helps us prepare a more useful proposal, but a remote discussion or preliminary review may not reveal every condition within a home. Where appropriate, we may conduct an in-person walkthrough or request additional measurements, photographs, plans, or other information before finalizing the scope. You agree to provide information that is reasonably accurate and to let us know about known issues that could affect planning or execution.
3. Scope, Pricing & Estimates
Each project is priced according to its agreed scope, labor requirements, materials, selections, property conditions, and other applicable project factors. Estimates are prepared using the information reasonably available when they are issued and may not account for conditions concealed behind walls, beneath floors, above ceilings, or within existing systems. A proposal may also identify allowances or selections that can affect the final amount. We will make reasonable efforts to explain significant pricing assumptions. If circumstances require additional work or you request something outside the agreed scope, we will communicate the change and seek appropriate approval before proceeding whenever reasonably possible.
4. Property Access & Client Preparation
You are responsible for providing reasonable and safe access to the areas where work is scheduled. Before the project begins, please remove personal belongings, valuables, fragile objects, and other items that could interfere with the work or be exposed to ordinary renovation activity. Let us know about pets, security systems, building restrictions, parking limitations, utility shutoffs, or household routines that may affect access. We take reasonable precautions to protect surfaces and maintain an organized work area, but items that remain in active work zones may be exposed to dust, vibration, movement, or other normal project conditions.
5. Materials, Selections & Availability
Materials, fixtures, appliances, finishes, and other products selected for a project are subject to supplier availability, lead times, manufacturer changes, shipping conditions, and discontinued-product risks. Your timely approval of selections helps us maintain the planned schedule. If a product becomes unavailable or substantially delayed, we may discuss a comparable alternative with you. A substitute can have a different price, appearance, specification, or delivery date, and any material change will be communicated before it is incorporated into the project where practical. Manufacturer warranties for products remain subject to the manufacturer's own terms and procedures.
6. Project Scheduling & Delays
We work to coordinate projects efficiently and to meet the dates identified in your project plan, but renovation schedules can change for reasons that cannot always be predicted. Permit processing, inspections, weather, supplier delays, transportation issues, labor availability, concealed conditions, design revisions, or client decisions may affect the sequence or completion date. When a meaningful delay becomes known, we will make reasonable efforts to communicate the situation and discuss the next practical step. A projected completion date should therefore be understood as a planning target unless your written agreement expressly provides otherwise.
7. Changes, Additional Work & Approvals
Home projects sometimes evolve after work begins. You may decide to change a finish, adjust a layout, add a room, replace a product, or request another service. Changes can affect labor, materials, permits, sequencing, and completion dates. We may document material changes through a written change order or other written approval identifying the requested work and any resulting adjustment to price or schedule. We will make reasonable efforts to obtain your approval before starting client-requested additional work. Work required because of newly discovered property conditions may also require separate authorization when it falls outside the original scope.
8. Payments & Project Administration
Deposits, progress payments, milestone amounts, balances, and other project charges will be handled according to the written payment schedule associated with your engagement. An initial payment may be used to reserve project capacity, procure approved materials, or begin preparatory work. Progress payments may become due as identified stages are completed. You agree to review invoices and project documentation in a timely manner and to raise billing questions promptly. Approved changes, additional services, special-order materials, or other project adjustments may affect the amount due. We aim to keep payment expectations clear throughout the project rather than leaving important costs unexplained until completion.
9. Workmanship, Completion & Warranty
We aim to complete work according to the agreed scope and applicable professional requirements. Any workmanship warranty offered by Essential Home Place will be described in the applicable written project agreement, including its duration, coverage, and exclusions. Product and manufacturer warranties may apply separately to appliances, fixtures, equipment, or other installed materials. Warranty coverage generally does not extend to ordinary wear, misuse, neglect, unauthorized modifications, improper maintenance, accidental damage, or work performed by unrelated parties. Near completion, you may have an opportunity to identify reasonable punch-list items so qualifying work can be reviewed and addressed.
10. Safety & Household Rules
Renovation areas may involve tools, ladders, temporary openings, electrical equipment, construction materials, dust, noise, and restricted access. For everyone's safety, please keep children, pets, visitors, and other unauthorized individuals away from active work areas when requested. You should also follow reasonable instructions regarding temporary utility interruptions or restricted rooms. We expect everyone involved in a project to communicate respectfully and maintain reasonable household and job-site standards. If a concern arises involving conduct, cleanliness, access, or safety, please contact the project representative promptly so it can be addressed.
11. Existing Conditions & Unforeseen Circumstances
Renovation frequently involves working with structures and systems that have been in place for many years. Hidden water damage, deteriorated framing, outdated wiring, plumbing problems, unsuitable surfaces, pest damage, or other concealed conditions may only become apparent after demolition or removal. We cannot guarantee that every existing condition will be visible before work starts. If an unforeseen condition materially affects the planned work, the affected portion may need to pause while options are reviewed. Additional labor, materials, professional assessment, or repairs may require an updated scope and additional cost.
12. Cancellations & Project Interruptions
If you need to postpone, suspend, or cancel a project, please notify us as early as possible. The financial and scheduling consequences may depend on when the request is made, materials already purchased or ordered, work already performed, labor reserved, and the terms of your written agreement. We will review the situation fairly according to the applicable project documents. A project interruption may also require revised material pricing, rescheduling, storage arrangements, or other administrative adjustments before work can resume.
13. Third-Party Professionals & Services
Some projects may involve architects, engineers, designers, inspectors, permit offices, specialty trades, material suppliers, appliance providers, or other independent professionals. We may coordinate with these parties when necessary to support your project, but services provided by an independent third party may be governed by that party's own agreement, warranty, schedule, or responsibilities. Where a project requires specialized approval or professional documentation, you agree to cooperate with reasonable requests needed to keep the project moving.
14. Website Use & Content
Our website is intended to provide general information about Essential Home Place and help visitors begin a conversation about home services. Photographs, project examples, descriptions, dimensions, availability statements, and other website content may change and should not be treated as a guarantee that an identical result, product, price, or service is available for every property. You agree not to misuse the website, interfere with its operation, attempt unauthorized access, submit fraudulent information, or use website content for unlawful purposes.
15. Responsibility & General Limitations
We take reasonable steps to perform agreed services responsibly, but circumstances outside reasonable control can affect a project. These may include severe weather, natural events, government or permit delays, supplier disruptions, transportation problems, utility interruptions, labor shortages, or concealed property conditions. We are not responsible for conditions that existed before our work and were not caused by our services, or for damage resulting from unauthorized changes, misuse, or unrelated third-party work, except where applicable law provides otherwise. Nothing in these terms is intended to limit a responsibility that cannot legally be limited.
16. Updates & Questions
We may revise these Terms & Conditions when our services, website, business practices, or legal requirements change. The current version will be made available on this page. Your individual project may also be governed by the terms of the written agreement accepted for that engagement. If you have questions about these terms, your estimate, project scope, scheduling, payment requirements, warranty coverage, or any other part of your relationship with Essential Home Place, please contact our team so we can clarify the applicable information.
